Annaly Capital Management, a leading mortgage finance company, delivered impressive results for the second quarter of 2026, exceeding investor expectations. During the quarterly earnings conference call on July 22, 2026, management shared details about the company's performance and outlook.

The U.S. economy showed resilience in Q2, driven by healthy consumer spending and tech-related investment activity, according to David Finkelstein, Chief Executive Officer and Co-Chief Investment Officer. However, policymakers have expressed concern over persistent elevated inflation, leading to interest rate hikes, which affected the bond market.

Despite this pressure, Annaly's diversified housing finance model delivered a 5.5% economic return in Q2, marking another quarter of strong performance. The company generated $0.79 of earnings available for distribution (EAD), its ninth consecutive quarter exceeding the dividend, and raised roughly $450 million in equity through its ATM program.

In terms of investment strategies, Annaly's Agency portfolio grew by approximately $3 billion to reach a market value of $95 billion, increasing capital allocation to Agency to 57%. The company took advantage of attractive valuations, rotating slightly up in coupon by reducing exposure to four-and-a-halfs and investing primarily into production coupon MBS and Agency CMBS.

The specified pools outperformed despite benign rate volatility and a subdued prepayment outlook. This was largely driven by strong GSE demand, which Annaly capitalized on by moving to lower payup pools and increasing TBA holdings. As pool valuations became more attractive late in the quarter, Annaly expects new investments to be more balanced across TBAs and specified pools.

David Finkelstein highlighted the reinforced durability of the company's earnings power, which informed its recent increase in quarterly common dividend to $0.75 per share. Annaly continues to operate with conservative economic leverage of 5.6 turns.
