The real estate investment trust (REIT) CMCT has announced a robust set of second-quarter 2026 financial results, underscoring its continued improvement across various operating segments. During the company's recent earnings call, executives highlighted several key highlights from the quarter.

CMCT's net operating income (NOI) excluding joint venture (JV) losses increased by 22% compared to the same period in the previous year. This growth was primarily driven by the multifamily, office, and hotel segments, according to David Thompson, Chief Executive Officer of CMCT. Notably, same-store multifamily occupancy reached 95.3% as of June 30, 2026, marking a significant increase of 1,190 basis points from a year ago.

Thompson emphasized the company's focus on improving its funds from operations (FFO) in 2026 and 2027, citing strengthening operating trends across its multifamily portfolio, office assets in Los Angeles and Austin, and hotel asset in Sacramento. CMCT continues to evaluate the potential sale of one or more real estate assets, believing this strategy will further strengthen its balance sheet while addressing a significant gap between the company's current share price and the intrinsic value of its portfolio.

Within its office segment, leasing trends continued to improve, with leased occupancy increasing to 84.4% at quarter end, up 470 basis points from the second quarter of 2025. However, office NOI declined due to a $2.4 million increase in JV losses, primarily driven by non-cash items.

CMCT's hotel property in Sacramento delivered improved operating performance following recent renovations, with hotel NOI increasing 11% year-over-year. The company believes the property remains well positioned to generate additional NOI growth.

The REIT's CFO, Brandon Hill, highlighted the company's balance sheet improvement and its ability to fund critical growth initiatives such as office leasing and hotel renovations. Despite a $2.8 million increase in JV losses, Core FFO still improved by $3.6 million compared to the second quarter of last year.

Overall, CMCT's Q2 2026 results demonstrate the company's progress toward strengthening its balance sheet while continuing to grow its funds from operations. The REIT appears well-positioned to capitalize on improving fundamentals in its multifamily assets and leverage its improved operating performance across various segments to drive future growth.
