Alexandria Real Estate Equities Shatters Q3 Records with Robust Leasing and Capital Progress

Alexandria Real Estate Equities, the renowned life science-focused real estate investment trust (REIT), has unveiled a stellar performance in its third quarter 2026 earnings report. According to the company's recent conference call transcript, Alexandria shattered records in leasing activity and capital progress, solidifying its position as a leader in the industry.

Notably, the company leased over 1.2 million square feet during the quarter, with an impressive weighted average lease term of around 11 years. This achievement marks the second-highest filling of vacant space in Alexandria's history, with a substantial 74% of leasing activity stemming from existing tenants. The largest life science tenant base in the industry was well-balanced, except for public biotech, which is expected to contribute significantly to projected leasing in the fourth quarter, totaling approximately 1.25 million square feet.

Joel Marcus, Executive Chairman and Founder, highlighted the defeat of the cap on indirect costs as a crucial factor driving institutional demand and leasing this quarter. He also emphasized that clinical stage biotech valuations remain well below historical averages, citing the BBC ETF as a more realistic indicator of public biotech sector performance.

A significant contribution to leasing activity came from advanced technology companies, which were attracted to Alexandria's mega campuses for recruitment and retention purposes. For 2027, the company has secured over 60% of its 1.37 million square feet of lease rolls, with specific tenants engaged in negotiations.

Marcus also touched on the company's capital plan, praising the success of the hybrid notes raising $1 billion in a unique and timely REIT debut. Alexandria recently closed a $475 million joint venture at Campus Point, with its ownership growing back over 50% as it funds its Novartis build-to-suit project. The company is also engaged in advanced negotiations to resolve about 200,000 sq ft of Bristol Myers space coming back to them on that campus.

On the balance sheet and leverage front, Alexandria expects to hit its year-end guidance of 5.6x-6.2x. The company closed and extended its $5 billion credit line, boasting the longest weighted average remaining debt term of all S&P 500 REITs at over 11.5 years. With only $350 million in debt maturities next year, Alexandria is well-positioned for future growth.

As the life science sector continues to evolve and grow, Alexandria Real Estate Equities remains a dominant player, driven by its commitment to innovation, capital efficiency, and long-term value creation.
