Alpine Reit Posts Strong Q3 2026 Earnings, Sets New Investment Records
Alpine Reit, a leading real estate investment trust (REIT), reported another strong quarter, with adjusted funds from operations (AFFO) per diluted share growing by 19.6% over the third quarter of last year.
The company's President and Chief Executive Officer, John Albright, highlighted the impressive investment activity during the quarter, which included the closing of $39.2 million in property acquisitions at an average initial cash cap rate of 8.5%. Key tenants on these investments include Best Buy, Lowe's, and Dick's Sporting Goods.
"We've continued to target well-located properties we can buy at low basis at attractive initial yield," Albright explained, "and we look to selectively recycle lower-yielding properties into new higher yielding opportunities."
Notably, the company announced an agreement to acquire a 13-property industrial portfolio for $117.3 million in late October. The portfolio totals about 1.9 million square feet across 11 states and is fully leased to nine tenants on an absolute triple net basis with annual rent escalations.
"This portfolio stood out for a few reasons," Albright said, "including its attractive initial yield, diversified tenant base, and in-place rents below market that benefit from annual escalations."
At the end of Q3 2026, Alpine Reit's property portfolio consisted of 130 properties totaling 4.8 million square feet across 31 states with 99.6% occupancy and a weighted average lease term of 8.7 years.
The company also reported receiving payment in full on two commercial loans totaling $17.9 million at an average yield of 10.2%. This transaction brought the size of the loan book to approximately 20% of total undepreciated asset value, complementing the property portfolio and increasing overall investment yields.
With a record-breaking year for investments, Alpine Reit is raising its full-year AFFO guidance thanks to accelerated investment activity. The company's Chief Financial Officer, Philip Mays, will discuss this further during an upcoming earnings call.
