Camden Property Trust, a leading multifamily residential real estate investment trust, has reported strong results for its second quarter 2026 earnings. The company's Executive Chairman, Ric Campo, praised the execution of their major restructuring plan, which included selling California properties and reallocating proceeds to Sun Belt markets.

Campo highlighted the significance of the Sun Belt region, noting that it has led the nation in population growth, employment growth, and domestic in-migration over the past three decades. The company's decision to improve market concentration in these regions through the sale of California properties and subsequent acquisitions was a key aspect of their restructuring plan.

"We believe these trends will continue to make the Sun Belt an attractive place in which Camden's residents can live, work, and play," Campo said during the conference call. The company has significant presence in all four Sun Belt host cities that participated in this year's World Cup soccer games: Houston, Dallas, Miami, Atlanta, and Los Angeles.

The sale of California properties was completed successfully, with Camden selling $1.625 billion worth of assets and using the proceeds to acquire newer properties in their existing markets. The company also spent a portion of the funds to buy back shares. Campo commended the company's team for executing these transactions flawlessly, stating that only $200 million of acquisition properties remained to be identified.

Chief Executive Officer Alex Jessett emphasized Camden's commitment to improving people's lives through its business operations. "Over the years, we improved the lives of our Camden team in California by providing a great workplace where they could do their best work and have fun," he noted during the conference call.

The company's results for Q2 2026 are expected to reflect the successful execution of this plan, as it has enabled Camden to better position itself for future growth in the Sun Belt region. The sale of California properties will also allow the company to focus on its core markets and invest in newer assets that align with its strategic goals.
