Camden Property Trust Hits Stride: Resilience and Renewal in Q3 2026

In a call to investors on November 6th, Camden Property Trust shared its Third Quarter 2026 earnings results, painting a picture of resilience and renewal for the multifamily REIT. Executives highlighted key trends and milestones that underscored the company's strong performance.

Executive Chairman Ric Campo kicked off the discussion by referencing the importance of unity and patriotism in these divisive times, echoing country musician Aaron Tippin's sentiments about America's potential. "It's a big old land with countless dreams. Happiness ain't out of reach," he quoted, setting the tone for the call.

CEO Alex Jessett took over, praising the Camden team for delivering another strong quarter, led by outsized fee income from the Builders division. This contributed to the company's third-quarter core FFO outperformance. "Overall, 2026 is playing out much as we expected, showing definite improvements over 2025, but not quite a full recovery," he noted.

Camden's operational metrics demonstrated sequential improvement for both new lease rates and blended lease rates each quarter this year. It was the only S&P 500 multifamily REIT to experience such acceleration in both metrics. Blended effective lease rates improved by 120 basis points in Q3, a stark contrast to last year's 10 basis point decrease.

Last night, Camden made slight reductions to its anticipated full-year same-store revenue and NOI growth due to seasonality but still expect core FFO to hit $6.75 per share. On a macro level, apartment completions in Sunbelt markets have fallen to seven-year lows as rising interest rates, commodity prices, and labor shortages further restrict new construction starts.

Apartment absorption remains robust with year-to-date figures exceeding expectations across many markets. As peak supply recedes into the rearview mirror, Camden should enjoy a long runway of low future supply levels. This environment seems poised to propel the company forward, leveraging its expertise in high-demand, high-growth markets.
