Century Communities Defies Market Headwinds with Record-Breaking Q2 Results
Despite ongoing macro challenges and weak consumer sentiment, Century Communities delivered strong second-quarter results, exceeding guidance on key metrics. The company's earnings per diluted share came in at $1.26, an 11% increase year-over-year and a 50% sequential jump.
The homebuilder's sales pace improved significantly, with deliveries of 2,506 homes surpassing the previously guided range of 2,200 to 2,400. This was achieved through effective management of incentives and costs, as well as a notable increase in absorption rates, which rose by 6% compared to the previous quarter.
Century's adjusted gross margin expanded by 30 basis points on a sequential basis, benefiting from lower incentives and direct costs. The company also successfully controlled its fixed general and administrative expenses, while its financial services business demonstrated strong results.
"We delivered strong second-quarter results despite continued headwinds from macro challenges and weak consumer sentiment," said Dale Francescon, Executive Chairman of Century Communities. "Our deliveries of 2,506 homes exceeded our guidance, and we coupled this improvement in our sales pace with effective management of our incentives and costs."
The company's land acquisition and development spend continued to support increased scale, allowing for a projected 10% annual delivery growth over the next several years once market conditions improve. Century repurchased 1% of its shares outstanding at a 38% discount to book value during the quarter, bringing the year-to-date acquisition total to 3% at a 32% discount to book value.
Century's CEO, Rob Francescon, emphasized the importance of the company's balanced approach to capital allocation and highlighted the benefits of its land acquisition strategy. "Our net orders of 2,615 homes increased 3% year-over-year and 10% sequentially, with the majority of this increase being driven by improved absorption rates," he noted.
The homebuilder's average community count reached a record 330 communities in the second quarter, up 4% on a sequential basis. Traffic levels were approximately 9% higher than first-quarter levels, while cancellation rates decreased on a year-over-year basis, demonstrating the commitment of buyers once they have made the decision to purchase a new home.
