COPT Defense Properties Shatters Expectations with Strong Q3 2026 Results

The COPT Defense Properties third quarter 2026 results conference call revealed a stellar performance by the company, exceeding expectations and showcasing its resilience in a robust underlying business environment. The company's leadership team, including President and CEO Steve Budorick, Executive Vice President and COO Britt Snider, and Executive Vice President and CFO Anthony Mifsud, shared the highlights of the quarter during the call.

COPT Defense Properties reported FFO per share at $0.71, surpassing the midpoint of guidance by $0.02 and representing a 2.9% increase year-over-year. Same property cash NOI increased 3.2% year-over-year and 5.3% during the nine months, underscoring the company's ability to drive growth and optimize its portfolio.

A notable achievement in Q3 was the execution of 222,000 sq ft in vacancy leasing, exceeding the trailing five-year quarterly average by 50%. This accomplishment brings total vacancy leasing for the first nine months to 453,000 sq ft, representing 95% of the prior full-year target and over 110% of the initial target. The company attributed this success to strong demand in its Huntsville operating portfolio, which is now 98% leased.

The leadership team announced an increase in guidance for four key metrics: FFO per share, same property cash NOI growth, capital committed to new investments, and capital invested in development and acquisitions. These increases reflect the company's confidence in its ability to drive growth and capitalize on emerging opportunities.

However, the company made a corresponding decrease in tenant retention guidance, from 84% to 80%, as it created an opportunity to recapture space from suboptimal tenants and re-lease those spaces to high-value tenants with strong long-term growth and credit profiles. This change reflects the company's proactive approach to enhancing its tenant growth profile while maintaining a sector-leading tenant retention rate.

In a broader context, the leadership team highlighted the stability of defense spending in the United States over the past 12 years, despite shifts in government control. The National Defense Authorization Act has consistently passed with strong bipartisan support, and the defense base budget has grown by $285 billion since fiscal year 2015.

Looking forward, COPT Defense Properties expects defense spending to remain a priority, given the challenging global threat environment. With the FY 2027 base budget request at $1.1 trillion, the company is well-positioned to capitalize on emerging opportunities and continue its strong performance."
