Empire State Realty Trust Shines in Q3 2026: Strong Leasing Progress, Strategic Dispositions, and a Fresh Face for the Empire State Building

The third quarter of 2026 marked a significant milestone for Empire State Realty Trust (ESRT), with the company reporting a strong performance across its property portfolio. In a recent conference call, Tony Malkin, Chairman and Chief Executive Officer, highlighted the success of ESRT's strategic decisions, including the disposition of non-core properties and the acquisition of high-quality assets.

One of the key highlights of Q3 2026 was ESRT's leasing progress in its office and retail portfolio. The company achieved a leasing rate of 95.6% at quarter-end, with a strong focus on commercial tenants. This is particularly notable given the limited supply of high-quality office space in Manhattan, where ESRT's properties are located.

ESRT also demonstrated its ability to adapt to changing market conditions through the sale of non-core properties and the redeployment of proceeds towards share repurchases and debt reduction. The company has no debt maturing until March 2029, providing a solid foundation for future growth.

A new face is also bringing fresh energy to ESRT's iconic Empire State Building brand. Andy Giancamilli, former President of FanDuel, joined the company in October as President of Empire State Building Observation Deck. With his expertise in commercialization and brand growth, Giancamilli is poised to drive revenue and visitor volumes for the observation deck and Empire State Building brand.

"We have been clear in prior calls," said Malkin. "New York City's destination attraction game has changed, and we have work to do. There is clear opportunity through integrated efforts to maintain the successes of the office building, generate more revenue from the brand, and build back our visitor volumes through new sources."

ESRT's commitment to innovation and adaptability is evident in its approach to managing the Empire State Building observation deck. With a focus on commercialization and brand growth, the company is poised to capitalize on emerging trends in the tourism industry.

"We conducted a comprehensive search with active direct involvement of our board," said Malkin. "Andy's early career between his University of Michigan undergraduate business degree and MBA from Kellogg was at McKinsey, and he rejoined McKinsey after his MBA. Andy's last role was at FanDuel, where he served as a central pillar of the leadership team for over a decade."

ESRT's Q3 2026 results demonstrate the company's ability to navigate changing market conditions while remaining committed to its core values of innovation and adaptability. As the company continues to drive growth and revenue through strategic dispositions, share repurchases, and brand revitalization efforts, investors can expect continued momentum in the quarters ahead.
