Equity LifeStyle Properties Achieves Record-Breaking Normalized FFO Growth of 4.6% in Q3 2026

Equity LifeStyle Properties, a leading provider of lifestyle communities and RV resorts, has reported record-breaking normalized funds from operations (FFO) growth of 4.6% in the third quarter of 2026.

The company's strong financial performance was highlighted during its recent Q3 earnings call, where management discussed the key demand drivers supporting its annual business and shared insights into the momentum building into 2027.

According to Marguerite Nader, Vice Chairman and CEO, Equity LifeStyle Properties delivered normalized FFO growth in line with expectations, reflecting continued strength in the company's full-year guidance. The company's communities have seen sustained high occupancy levels, with 50% of its properties more than 98% occupied for an extended period.

Equity LifeStyle Properties' customers are seeking a low-maintenance lifestyle that offers privacy and control of their home, along with opportunities for connection and an active social life. The company's communities meet these needs by providing an amenity-rich environment, strong sense of community, and compelling value compared to other options.

In addition to the growing demand from baby boomers, Equity LifeStyle Properties is now seeing Gen X customers make similar decisions, with many seeking a community setting that supports a more flexible, low-maintenance lifestyle. Over the next 20 years, approximately 10,000 people per day will turn 65, creating a steady source of demand that supports the long-term outlook for the company's communities.

The company's customer acquisition platform across both manufactured housing and RV provides a strong lead flow for its teams in the field. Equity LifeStyle Properties' teams are well-versed at identifying prior guests and prospective customers who are interested in annual stays and using data and technology to nurture those relationships over time.

Patrick Waite, President and COO, highlighted the company's property operations during the earnings call. He noted that the company increased manufactured housing (MH) occupancy by nearly 100 sites in the third quarter and sold 97 new homes during the period. The primary driver of the occupancy gains was properties in Florida, particularly Fort Lauderdale and West Palm Beach markets.

Equity LifeStyle Properties' strong performance and early outlook for 2027 underscore the durability of its platform. The company continues to engage closely with its residents to identify and prioritize capital improvements across its communities, including investments in amenities, infrastructure, common areas, and other enhancements that support the residents' experience.

As the company looks ahead to 2027, it remains committed to delivering superior operating performance and enhancing the customer experience. With a solid track record of sustained high occupancy levels and growing demand from both baby boomers and Gen X customers, Equity LifeStyle Properties is well-positioned for continued success in the years to come.
