Extra Space Storage Soars: Q3 2026 Earnings Call Highlights Innovative Growth, Leadership Transition

Extra Space Storage Inc. recently reported its impressive Q3 2026 earnings results, highlighting the company's continued growth and leadership transition. In a conference call on October 28, 2026, CEO Joe Margolis reflected on the company's remarkable progress since 2016, when it owned or managed just 1,427 stores.

Today, Extra Space operates over 4,400 properties, more than tripling its original count. The company's third-party management platform has also grown significantly, from managing 411 stores to nearly 2,000. This expansion has enabled the company to strengthen its balance sheet and earn a coveted investment-grade rating in 2019.

In 2022, Extra Space acquired Storage Express, and in 2023, it completed a transformative $15 billion merger with Life Storage. These strategic moves have allowed the company to stay ahead of the curve in terms of innovation, customer acquisition, pricing, and operating methodologies.

The results are undeniably impressive: core FFO per share has more than doubled from $3.70 in 2016 to $8.21 last year. The quarterly dividend has also grown significantly, increasing from $0.78 per share to $1.62 per share. When including dividends, shareholders have earned a sector-leading total return of around 170% since the start of 2017.

CEO Joe Margolis emphasized that these achievements are not solely his accomplishments but rather the result of the company's exceptional team members who work tirelessly every day to provide outstanding results while embodying the company's values: integrity, teamwork, passion, innovation, and excellence. As he transitions out of his role, CEO Margolis has full confidence in Noah Springer, the new CEO and future leader, who has worked alongside him for over 11 years.

Noah Springer expressed gratitude to Joe Margolis and the board for giving him this opportunity and committed to continuing the company's exceptional growth. He reaffirmed that Extra Space will maintain its position as an industry leader, growing in a way that compounds value per share.
