Fidelity National Financial Delivers Strong Third Quarter Results Amid Challenging Real Estate Cycle

Nolan attributed the company's success to the hard work and dedication of its employees, as well as a disciplined operating strategy that generates a steady level of free cash flow. This allows Fidelity National Financial to invest in recruiting talent, attractive acquisitions, technology, and innovation while managing the business for the long term.

The title segment delivered adjusted pre-tax title earnings of $422 million for the third quarter, up 3% over the same period in 2025. This generated an industry-leading adjusted pre-tax title margin of 17.1% for the quarter, as compared to 17.8% in both the sequential and prior-year-quarters.

Nolan noted that the company expected some modest sequential compression due to recent strategic investments in recruiting and attractive tuck-in acquisitions. He also pointed out that the compression compared to the third quarter of 2025 was due to favorable one-time items in the prior year period and continued investment in technology.

Looking at its title results more closely, Fidelity National Financial observed a low transactional environment for purchase, U.S. existing home sales due to mortgage rates and housing market dynamics. Mortgage rates remained high, but have fallen from their recent peak following the Federal Reserve rate hike in September, which is opposite of the trend seen in 2025.

Despite this, the company continued to steadily outperform relative to its peers. For the quarter, Fidelity National Financial's daily purchase orders opened were up 3% over the third quarter of 2025 and down 9% from the second quarter of 2026. Its residential refinance volumes continue to be responsive to 30-year mortgage rates, although accounting for only 6% of its direct revenue in the third quarter.

Refinance orders opened decreased to 1,200 per day in October, reflecting how quickly refinance volumes can change with moves in rates. This was down 11% from the third quarter of 2025 and down 35% for the month compared to the prior year.

Overall, Fidelity National Financial's strong performance across both its title business and F&G segment demonstrates the company's ability to execute in dynamic market conditions. With a disciplined operating strategy that generates free cash flow, the company is well-positioned to continue investing in its business and navigating the challenges of the current real estate cycle.

The conference call highlighted the company's commitment to managing through this period with a focus on long-term performance while delivering industry-leading results in the immediate term. As Fidelity National Financial continues to navigate the challenging real estate cycle, its strong third quarter results provide reassurance that the company remains well-positioned for future growth and success.>
