Kilroy Realty Corporation Shines in Q3 2026 with Record-Leading Leasing Activity

Kilroy Realty Corporation (KRC) has reported a spectacular quarter of leasing activity, boasting not only robust deal volume but also some of the strongest lease economics over the last six years. According to CEO Angela Aman during the company's Q3 2026 earnings call, this exceptional performance underscores the breadth and depth of the commercial real estate recovery, gaining momentum across KRC's West Coast markets.

The company executed approximately 815,000 sq ft of new and renewal leases in the third quarter, a significant increase from last year, with a substantial portion being long-term deals. This brings year-to-date leasing volume to over 1.75 million square feet, an impressive rise of nearly 44% compared to the first nine months of 2025.

Each of KRC's five regions showed sequential improvements in leased occupancy of more than 100 basis points during the period, with activity diversified across 45 separate transactions executed with a growing list of new and existing tenants from various sectors. The technology, AI, robotics and automation, biotech, legal, financial, and professional services industries were among those that saw significant leasing activity.

Notably, this quarter's re-leasing spreads reached their highest levels since before the pandemic, with GAAP rental rates up 30.6% and cash rents up 9.7%. Excluding leases signed on vacant spaces for longer than 12 months, re-leasing spreads improved further to 37.9% and 13.9% on a GAAP and cash basis respectively.

The leasing strength this quarter has provided clarity on the company's future growth prospects. The spread between billed and leased occupancy now stands at 610 basis points, with over 1.4 million square feet of executed leases in the signed but not yet commenced pool, representing nearly $101 million of contractually obligated annualized base rent.

Importantly, despite the significance of Q3 leasing volume, KRC's forward pipeline further expanded during the period, with total square footage represented by pipeline transactions up 20% quarter-over-quarter. The company remains focused on quickly converting this current pipeline into signed leases and looks forward to updating investors on its progress throughout the balance of this year and into next.

With just over 6% of KRC's total portfolio ABR expiring between now and the end of next year, the company believes that its growing pipeline activity, combined with an improving supply-demand backdrop in its markets, positions it well for further net leasing gains. The San Francisco Bay Area continues to lead the way, boasting both executed deal volume and forward pipeline activity.
