Marcus & Millichap Records Strong Q3 2026 Earnings Despite Interest Rate Volatility

Real estate investment firm Marcus & Millichap reported solid third-quarter earnings despite a sharp increase in interest rates, which had a significant impact on its transaction pipeline and inventory valuations. The company's total revenue increased by 7.5% to $208 million in the quarter, driven primarily by growth in its Middle Market and larger transaction segments.

According to President and Chief Executive Officer Hessam Nadji, the company faced challenges due to interest rate volatility, which widened bid-ask spreads and put pressure on valuations of its inventory and transaction pipeline. However, Nadji noted that financing availability and lenders' appetite to compete remained favorable, albeit with elevated caution on underwriting and borrower qualification.

Despite these challenges, Marcus & Millichap's profitability improved significantly during the quarter. The company's adjusted EBITDA increased by 20% in the third quarter and reached $23 million year-to-date, compared to a loss of $400,000 during the first nine months of 2025.

Nadji emphasized that the company remains committed to improving profitability while continuing to invest in critical infrastructure, tools, and talent. This includes ongoing technology investments, some upfront costs associated with opportunistic talent acquisition, and outside resources engaged during the quarter to help evaluate potential strategic acquisitions.

The CEO highlighted that MMI's near-term profitability continues to reflect the expensing of investments in top talent retention and acquisition over the past five years. Market conditions have hampered revenue production for many of the leading sales and financing professionals invested in by the company, making controlling costs while maintaining essential investments a key strategy.

Nadji attributed the biggest challenge in delivering more robust and consistent revenue growth to interest rate volatility, which has been a major headwind to the company's sales force productivity. However, he expressed confidence in MMI's ability to navigate this challenging environment and achieve operating leverage through cost control and strategic initiatives.

With revenue year-to-date reaching $583 million, up 14% from last year, Marcus & Millichap demonstrated its resilience in the face of a rapidly changing market. The company's continued focus on talent acquisition, technology investments, and strategic initiatives positions it well for long-term success despite near-term challenges.

In his prepared remarks, CEO Nadji also highlighted the growth in MMI's Middle Market segment, which grew 17% during the quarter. This growth was driven by increased demand from investors looking to capitalize on opportunities in the commercial real estate market. The company's Private Client Market revenue rose 4%, reflecting the impact of higher interest rates at lower price points.

As Marcus & Millichap continues to navigate a complex and ever-changing market, its commitment to investing in talent, technology, and strategic initiatives will be crucial in driving long-term growth and profitability. With its strong financial performance during Q3 2026, the company has demonstrated its ability to adapt and thrive in a challenging environment."
