Prologis Sets Sights on Continued Growth Amid Challenging Market Conditions
The logistics real estate giant Prologis has delivered another strong quarter, despite the recent challenges in the market. In its third quarter earnings conference call, the company's CEO, Dan Letter, outlined the key highlights of the period.
One of the standout features of the quarter was the signing of 60 million square feet of leases, which not only replenished Prologis' pipeline but also provided clear visibility into what its customers need. The company also remained active in deploying and recycling capital, with a target of $15 billion in activity for the year.
In addition to these operational successes, Prologis reached an important milestone during the quarter when SEGRO shareholders overwhelmingly approved the combination of Prologis and SEGRO. This transaction will create a 363 million square foot operating portfolio in Europe, with greater scale to serve customers and a broader set of development opportunities across logistics and data centers.
In his opening remarks, Dan Letter took time to discuss the current environment, particularly in light of recent moves in interest rates. Despite these challenges, he remains constructive on the outlook, citing healthy operating fundamentals and several long-term trends driving demand for logistics real estate.
These trends include e-commerce, advanced manufacturing, and the build-out of the data center supply chain, all of which are critical to the modern economy. As a result, Prologis expects demand to remain resilient even in a higher rate environment.
On the supply side, however, the bar for new development has been raised due to escalating construction costs, more expensive financing, and return requirements trending higher. This makes projects harder to pencil at today's rents. Nevertheless, this creates an attractive setup for rents, which should grow above inflation over time in a balanced market.
Tim Arndt, Prologis' CFO, also took the opportunity to highlight the company's financial performance, delivering another excellent quarter with Core FFO of $1.60 per share and $1.61 per share excluding net promote expense. The company ended the quarter with 95.6% occupancy, up 10 basis points from the second quarter.
Overall, Prologis' third quarter earnings have demonstrated the company's ability to navigate a challenging market while continuing to deliver strong results. As it looks ahead to the future, the company is well-positioned to create value for its customers and shareholders.
