Rexford Industrial Realty Inc. Delivers Strong Execution in Q3 2026, Sets Stage for Durable Growth

The Rexford Industrial Realty Inc. team has delivered another quarter of strong execution, driven by accelerating leasing activity and a meaningful increase in occupancy, according to the company's recent conference call transcript.

During the third quarter of 2026, Rexford executed over 3.7 million square feet of leasing, its second-highest quarter ever, with leasing momentum being broad-based, including 600,000 square feet of repositioning and development leasing that will generate meaningful cash flow growth as these leases commence.

The company's same-property NOI occupancy increased by 200 basis points sequentially, reflecting the quality, functionality, and competitive positioning of its infill product, amplified by the expertise of its vertically integrated team. This outperformance reflects the compelling fundamentals that underpin the Southern California industrial market, which is driven by a diverse demand base and irreplaceable infrastructure.

Rexford CEO Laura Clark highlighted that the company has taken a transformative step in its portfolio realignment, redeploying capital with discipline and fortifying its balance sheet. This move has strengthened Rexford and driven its third consecutive increase in Core FFO per share guidance.

The infill Southern California industrial market recorded its second consecutive quarter of positive net absorption, driven by rising tenant demand and early signs of stabilization in market rents, which posted marginal growth during the quarter and marked the first quarterly increase since 2023. This improvement is expected to translate directly into Rexford's business.

The company advanced its $2 billion portfolio realignment initiative with a $1.2 billion portfolio sale, the largest transaction in Rexford's history, generating strong buyer interest and attractive pricing. Including this transaction, Rexford has completed $1.5 billion of dispositions year-to-date, representing substantial progress towards its portfolio realignment objective.

With the majority of the remaining $500 million of dispositions expected to be under contract or complete by year-end, Rexford is well-positioned to capitalize on a unique window to realign its portfolio and prioritize assets that offer the strongest long-term growth and shareholder value creation. This move will further expand its financial flexibility and capacity to act.
