SL Green Realty Corp Exceeds Expectations in Q3 2026, Surpasses Leasing Goal and Delivers Strong Financial Performance
SL Green Realty Corp reported a spectacular third quarter for 2026, exceeding expectations as the company's predictions about the strength of the Manhattan office market materialized. The company's Chairman and Chief Executive Officer, Marc Holliday, made these remarks during the company's Q3 earnings results conference call.
In what was perhaps the most significant achievement of the quarter, SL Green successfully surpassed its goal of leasing over 2 million square feet year-to-date, with a leased occupancy rate of 95%. This feat was achieved despite a very strong leasing market, where demand remained high and pricing power grew due to the limited supply of high-quality, well-located Manhattan office buildings. Holliday stated that the company took advantage of this strong market to drive strong underlying operating performance, with more than 4% same-store NOI growth.
The company's greatest strength lies in its well-leased portfolio, where rents are generally exceeding previous rents by an average of around 15%. This trend is expected to continue into the fourth quarter, as SL Green's pipeline of leasing activity has increased over the quarter to 1.3 million square feet. This represents both important renewals and filling up the remainder of the company's diminishing vacancy.
SL Green's outperformance in the quarter extended beyond operational matters, extending into significant capital markets activities where the company was able to consummate deals while its competitors largely sat on the sidelines. Holliday noted that a number of competitor deals stalled during this period, allowing SL Green to take advantage of opportunities.
In addition to these achievements, SL Green continued to advance its disposition and financing plans for 2026. The company successfully refinanced $2 billion of debt in connection with 245 Park, bringing the total amount of financing completed this year to over $7 billion. This has helped generate incremental liquidity, strengthen the company's balance sheet, and extend debt maturities at fixed rates.
The third quarter also saw a number of new dispositions, including the sales of 110 Greene Street and 185 Broadway at good prices. SL Green also sold a portion of its hospitality platform for $200 million, generating $40 million in unbudgeted proceeds. This is part of the company's platform that most people didn't value, but has been monetized at a 20 times FFO valuation.
The success of these transactions highlights SL Green's ability to find new ways to bring value to its shareholders. Holliday noted that this is a direct credit to how hard the team works and their commitment to delivering strong financial performance. The company expects to have more announcements in 2026, with a goal of achieving the full $2 billion of pro-rata value.
Overall, SL Green's Q3 2026 results demonstrate the company's continued strength and resilience in a competitive market. With its well-leased portfolio, strong underlying operating performance, and successful capital markets activities, SL Green is well-positioned to deliver long-term growth and value for its shareholders.
